And thirdly we use our underground investigative skills to evaluate underground conditions for geotechnical services to assist builders, architects, and engineers.

Tulmark LLC is an environmental consulting and contracting company. We investigate and cleanup contaminated properties due to leaking oil tanks. We also evaluate properties as to their environmental health. There are basically three reasons we investigate or test soil and ground water.

  1. Real Estate Transactions
  2. Refinancing of a property
  3. A spill that occurred in the past or recently on a property
  4. The same goes for our engineering services.

There are basically three reasons for geotechnical investigations.

  1. A building or home is going to be constructed on the property
  2. To find the depth to groundwater
  3. To find the depth to rock

This is the reason we have our services split into three main groups. Which are Oil Tanks; Environmental Services; and Geotechnical Services. 

HOME HEATING OIL TANKS

State of New Jersey has structured the regulations regarding home heating oil tank cleanups to make it easier. For example; if a residential oil tank leak is less than 1000 parts per million (that's a lot) and there is a clean zone of at least 2 feet before encountering groundwater then a cleanup is not necessary. So testing is really what tells you whether a cleanup is necessary or not.

ENVIRONMENTAL

Evaluating the environmental conditions of a property is also an important aspect of our business. Developers or real estate professionals may want to determine the environmental fitness of a property before they buy. In instances such as this, understanding the environmental condition of the soil and ground water are important.

There are standard methods to acquire this information (which would be ASTM E1527-13 Environmental Site Assessments: Phase 1 Environmental Site Assessment Process). One would start with reviewing historical maps, and historical aerial photos. And if an area of concern is found on the property soil and groundwater conditions could be examined. This is normally accomplished through soil borings, monitoring well installations, or test pits, and other means.

For example; determining depth to groundwater on a building site can verify if a basement can be constructed. If the depth to ground water is 3 feet below the surface it's not conceivable to construct a basement, but if groundwater is 15 feet below the surface then it is conceivable to construct a basement.

Knowing soil conditions could also determine the suitability of the soil to support a structure. Knowing that soft clay is below the surface can allow an architect to design a structure that will not settle. Understanding subsoil conditions can provide information that will prevent serious problems in the future.
